Beyond the Lease
Marketing the Student Living Experience
From lease-up to renewal. Different properties. One goal: keeping communities thriving.
Marketing student housing requires more than filling bedrooms. You're competing for attention, navigating university calendars, understanding what students want, and convincing both residents and their parents that a property is the right fit.
Throughout my work in student housing, I developed and executed marketing strategies across multiple communities, each with its own market conditions, leasing goals, and resident audience.
From new property lease-ups to annual renewal campaigns, the work included brand positioning, competitive research, campaign strategy, digital marketing, resident engagement, promotional merchandise, and on-site activations.
And because no two properties were exactly alike, neither were their campaigns.
From Lease-Up to Renewal
From launching new communities to driving annual renewals, each property presented its own challenges, audiences, and opportunities.
I developed marketing strategies alongside on-site and regional teams to support leasing goals, strengthen market visibility, and encourage resident retention. The work extended across digital advertising, campus outreach, resident events, promotional merchandise, and on-site activations.
For communities including The Retreat, The Station, and Forum, I developed creative campaigns such as Back to the Retreat, Keep Capturing Memories, and You Can Sign That Again. Each campaign reflected the property's personality while delivering consistent messaging across digital, print, and experiential touchpoints.
Behind every campaign was a team of leasing professionals, property managers, and regional partners working toward the same goal: attracting new residents, retaining existing ones, and keeping each community competitive in its market.
